Berger Briggs’ Property Management Department will handle every aspect of your investment property to ensure a positive cash flow for you from start to finish. We will take the time to sit down with property owners and discuss their goals and vision for their property. We perform regular on-site inspections of the property and supervise and direct the performance of maintenance, repair and landscape work to proper specifications and standards. We will prepare and review transparent monthly operating statements showing cash receipts, disbursements and general ledger accounts and submit to owners each month along with all appropriate documentation. With the assistance of our Appfolio property management software we are able to effectively market your rental to all of the popular online rental sites including, Zillow, Trulia, Hotpads, Zumper and many more. Through this software program we are also able to screen all tenants, residential and commercial, before lease execution through the national criminal database and credit bureaus ensuring we are placing the correct tenant in your property. Once the lease is in place we take pride in guaranteeing all lease expectations are met and the rent is paid on time. We ensure that the tenants are taking care of your rental including handling of eviction proceedings and appearing in court if needed.

APPFOLIO PROPERTY MANAGEMENT SOFTWARE

AppFolio Property Manager is a web-based software system that has many new and impressive features that make it easy to use for both the Owners of a property and our tenants.

Some of the features are:

  • Owner Reporting: Owner reports will be posted to a secure online owner portal for review of all income and expenses at any time during the month.
  • Account Receivables: Online payments from tenants will automatically receipt and deposit tenant charges with free e-check payments.
  • Accounts Payable: Paying bills is quick. We can create one time and recurring bills to assign expenses to any property or general ledger.
  • Leasing: Combines marketing, lead tracking, electronic applications, and background checks under one system to cut down lease up time. All tenant applications are screened for credit history, criminal background checks, and past court eviction proceedings if any.
  • Maintenance: Paperless work orders and mobile inspections will allow us to provide quicker service to our tenants for repair orders.
  • CAM Reconciliation: Common area expenses and income are integrated with the software to track all income and expenses to respective tenants.
